Spray Foam Removal Process

Why spray foam is a problem.

Spray foam adheres directly to the underside of your roof, sealing the timbers and slates. That makes it impossible for surveyors to check the condition of the structure. It can also trap moisture against the timbers, which can lead to hidden rot and long-term damage. Because of this, most lenders treat spray foam as a serious risk and refuse mortgages or equity release until it’s removed.

Spray Foam Removal

If your roof has spray foam insulation, most lenders will not approve finance until it’s removed.

When Removal Isn't Enough..

Spray Foam directly applied to Slate

In some older properties, spray foam has been applied directly onto the back of slates without any felt beneath. When this happens, the roof is often impossible to recover once the foam is removed. In those cases, the only safe option is a full re-roof.

Why spray foam is a problem

Spray foam insulation was promoted as a way to improve energy efficiency. It is sprayed onto the underside of your roof and bonds to the timbers, tiles, or slates. On paper this looks like a quick fix. In practice, it has left many homeowners facing unexpected problems.

The main issue is finance. Most lenders will not approve a mortgage or equity release if spray foam is present in the roof. Surveyors cannot check the condition of timbers once they are sealed, and there is a risk that moisture is trapped behind the foam. Because of this, survey reports often flag spray foam as a serious defect.
Deals collapse and homeowners are left unable to sell, re-mortgage, or release funds.

The risks of spray foam insulation

  • Hidden damage: Roof timbers cannot be inspected for decay, rot, or infestation.

  • Moisture build-up: Foam can trap condensation and accelerate timber failure.

  • Loss of value: Homes with spray foam are often marked as “un-mortgageable.”

  • Costly repairs: Removal is often the only way to restore a property to mortgageable status.

How we remove spray foam

We specialise in the safe removal of spray foam insulation across Lancashire, Greater Manchester, Merseyside, Cheshire, and Cumbria. Our trained team use controlled methods to strip foam from rafters, expose the original roof structure, and protect the property during the process.

When removal is complete, surveyors are able to inspect the roof, and lenders can reconsider finance applications. In some cases, if the foam has been sprayed directly onto tiles or slates without felt beneath, the roof cannot be recovered. In those situations, a full re-roof is the only option.

Why choose us

  • Local, accredited specialists with years of experience.

  • Work carried out to TrustMark and CHAS standards.

  • Safe removal methods that minimise damage to your roof.

Will I need a new roof?
Not necessarily. It depends on how the spray foam was applied. If it was sprayed directly onto the back of tiles or slates with no felt, the roof is often beyond recovery and will need to be replaced. In some cases, the foam can be removed and the existing roof inspected for local repairs.

How long does removal take?
Standard spray foam removal jobs take 4 -7 days depending on roof size and condition. If the roof is un-recoverable and a full re-roof is required, the project can take up to 10 -14 days.

Will this make my home mortgageable again?
Yes. Once the spray foam is removed and the roof is open to inspection, lenders and surveyors can proceed.

Does removal damage the roof?
Our team use controlled removal techniques designed to protect your rafters and roof structure. In cases where damage is revealed after the foam is removed, we will advise on repair options.

Is spray foam removal messy?
The process involves cutting, scraping, and bagging waste foam. We protect the property, manage dust, and dispose of waste responsibly.
